The load-bearing structure is made of ES07 CSB masonry blocks with 180 mm external insulation, giving the house excellent thermal insulation parameters. The roof consists of a wooden truss structure anchored to the perimeter walls and covered with OSB boards. It’s a flat roof, insulated with XPS boards and finished with a double bitumen membrane topped with gravel. The basement is built from monolithic concrete and permanent formwork, complete with thorough waterproofing. The facade features a mix of fine and coarse-grained plaster on top of the insulation system, giving the house a clean, modern, and timeless look.
The windows are seven-chamber plastic frames with triple glazing and an excellent thermal transmittance coefficient of Uw < 0.8 W/m²K. Heating is provided by electric heating mats, with a separate thermostat in each room. As a cozy bonus, there’s also a stylish solid-fuel fireplace. Hot water is supplied by an electric boiler with a connection ready for future solar heating.
Wastewater is connected to the municipal sewer system, and rainwater is managed via an infiltration tank on the property. The house is hooked up to the public water supply and electricity grid, with all utility connections designed for maximum safety and efficiency.
Given the proximity to the Elbe River, it’s absolutely essential to mention that all living areas are located safely above the Q100 flood level as well as the high-water mark of the historic 2002 flood. Thanks to this and carefully planned flood protection measures the home is well protected even against extreme weather conditions.
